TENANT SERVICES

Pay your rent online

Paying rent is something you have to do every month, so we've made it easy for you!

At iManapro.com we offer several ways to pay your rent:

Most of our tenants pay their rent through the iManapro.com website. This can be done using an eCheck (also called ACH), or for a nominal fee, with a credit or debit card. Either way, once you have registered, you can also automate your monthly rent payments so that you can be assured that you will never forget to pay on time. Keep in mind, there are no extra fees when you pay by eCheck (ACH) through our website.

Of course, you can also pay it the old fashioned way by mailing us a check.

MAINTENANCE REQUEST

We want to make sure that maintenance and repair issues are attended to in a timely manner. The best way to ensure this is to submit your request by logging in to the iManapro.com website. However, before you submit your maintenance request online and take time off from work to meet with a repairman, we would suggest that you look at the list below, which describes common maintenance issues and has helpful tips.

Garbage Disposal Problem

  • Press the reset switch.
It's usually a little red button located underneath or on the side of the garbage disposal.

  • Check for blockage in the sink.
MAKE SURE THE GARBAGE DISPOSAL IS TURNED OFF & UN-PLUGGED before putting your hands down the sink to check for blockage.

Electrical Problems - Plugs & Swithces

  • Sometimes the electrical breaker may “trip.” Check the breaker panel to see if any of the breakers are turned off. If so, flip the turned-off switches back on and see if that works. Make sure that your light bulbs are replaced.

  • Check the GFCI’s (these are breakers usually found in the electrical outlets in the bathrooms, kitchen, and garage. One or more of them may have “tripped” and just needs reset.) Just press the reset button and re-test the switch or plug again.
  • Contact the FPL to see if there is a power outage in the area, or ask one of your neighbors if they’re experiencing a power outage.
  • Make sure that your FPL account is current and hasn’t been turned off.

Clogged Sink

  • Check to make sure that there isn’t anything visible blocking the drain.

  • Try a common household solution such as Drano or Liquid Plumber.
  • Remove old food from the kitchen garbage disposal by running it. If checking for blockage with your hand, MAKE SURE THE GARBAGE DISPOSAL IS TURNED OFF & UN-PLUGGED!

Water Heater

  • Check to see if the fuse in the electrical box is ON. Also, check the valve on the water heater to make sure that it is ON. If one, or both are OFF, then the water heater won’t work.

Stove/Range problem

  • Sometimes the connections on the electrical range burners need to just be adjusted. Check the connections at each element to make sure that they are not disconnected, loose, or corroded. If so, remove the element to clean the ends, and plug it back in again.

Dryer

  • Make sure that the filter is clean, and lint is removed. If not, the dryer won’t be able to properly dry clothes. If that doesn’t repair the issue, then the actual vent could be clogged, or there may be a more serious issue with the dryer.

Washing Machine

  • Make sure the washing machine is plugged in.

  • Make sure that the lid is closed all the way on the washing machine.
  • Make sure that the washing machine isn’t overloaded or out of balance. If so, then take some of the clothing out and re-arrange the remaining clothing throughout the base to make sure it’s even, and then try to re-start the cycle.
